Residential Lettings
All landlords now need to provide an EPC free of charge to prospective tenants the first time they let or re-let a property. The EPC must be available no later than:

Commercial EPCs
As soon as the building is offered for sale or rent the seller or landlord must make an EPC and recommendation report available prospective buyers or tenants. The EPC may be for the whole building or individual units and completion of contract should not happen without it.

Display Energy Certificates (DECs)
DECs are required for buildings with a total floor area over 100 square metres that are occupied by a Public Authority or Institution that provides a public service and is publicly accessed. The DEC is valid for one year and the accompanying Advisory Report is valid for seven years.
